The building will be two stories high with a basement, which, due to the slope of the ground and its use, becomes partially above ground (semi-basement) in some areas. The upper floor exists only in the part of the building where the first level is a basement. Therefore, at no point does the building become three stories high, and it does not exceed the maximum allowable height. The structural framework of the building, the slabs, and the foundation will be made of reinforced concrete. The slabs may be constructed using a composite system, and the ceilings will feature gypsum board false ceilings. The exterior walls will consist of exposed concrete, stone cladding, and wooden board cladding. The flooring around the swimming pool and beneath the semi-outdoor areas will be made of ceramic tiles. Landscaping will be provided in the outdoor area of the building. The pergolas will be constructed using metal elements.

Το κτίριο θα είναι διώροφο με υπόγειο το οποίο λόγω της κλίσης του εδάφους και της χρήσης, ένα τμήμα του γίνεται ημιυπόγειο. Ο όροφος βρίσκεται μόνο στο τμήμα του κτιρίου που στην πρώτη στάθμη του είναι υπόγειο. Έτσι, σε κανένα σημείο του το κτίριο δε γίνεται τριώροφο και δεν υπερβαίνει το μέγιστο επιτρεπόμενο ύψος. Ο φέροντας οργανισμός του κτιρίου, οι πλάκες και η θεμελίωση γίνεται από οπλισμένο σκυρόδεμα. Οι πλάκες δύναται να γίνουν με σύμμεικτη κατασκευή και ψευδοροφές από γυψοσανίδα. Οι εξωτερικοί τοίχοι είναι από εμφανές σκυρόδεμα, επένδυση πέτρας και επένδυση από ξύλινες σανίδες. Το δάπεδο γύρω από την κολυμβητική δεξαμενή και κάτω από τους ημιυπαιθρίους θα είναι από κεραμικά πλακίδια. Στον υπαίθριο χώρο του κτιρίου θα υπάρχει φύτευση. Οι πέργκολες θα κατασκευαστούν από μεταλλικά στοιχεία.
